LAA has performed various site capacity analysis, design concepts and tentative development costs for the Stow Municipal Affordable Housing Trust (SMAHT). LAA created a design concept for the development of 4 new affordable housing units on a +/- 8 acre parcel in the center of town. The development was proposed where a prior residential structure was located, while the remainder of the site, including a pond, would be designated as open space with a network of trails for public use.

Currently SMAHT is considering developing 6-8 housing units on a parcel surrounded by open space and small singles family homes. This parcel had a horse riding stable, a barn and cottage. LAA prepared initial design concepts and development scenarios, so SMAHT could secure funding and community support for acquiring the parcel. LAA procured pre-engineering services and demolition of the barn to set the path for further pre-development work.

Noquochoke Village
Leonardi Aray Architects has been providing consulting services to various Municipal Affordable Housing Trusts in Massachusetts. In Westport, Leonardi was instrumental to the local Trust in the implementation of this project since the issuance of the RFP to select the developer. He helped the Trust secure CPA funds, engaged community members, elected officials and other stakeholders to ensure the success of the development. Some of the challenges included gaining approval for three special permits from the Planning Board, and securing a vote from Town Meeting to transfer the land from the Board of Selectmen to the Trust.

Noquochoke Village is located in the Town of Westport, approximately 2 miles southwest from the intersection of Route 6 and Route I-177. The property provides quick access to Horseneck Beach, and Westport Central Village is less than 10 minutes away.

Sudbury Housing Trust
LAA assisted Sudbury Housing Trust in the preparation of the Request for Proposals for the development of three new affordable housing units for homeownership. LAA reviewed developer's proposal, drawings, specifications and development costs.

LAA also worked with the Trust and developer to complete revisions to the 40B Comprehensive Permit to construct these highly energy efficient new housing units. LAA was the Trust's representative during construction.
